The Action: This recently renovated single-family home in the Regal Heights community was listed for $839,000 during the summer. But despite interest from several buyers lined up for private showings and open houses, the price was dropped to $815,000 and an offer was negotiated shortly after that.

What They Got: This century-old brick Edwardian combines traditional and modern elements, starting with a new porch, windows and roofing, as well as an updated deck off the kitchen, freshly groomed gardens, patio, fountain and shed created from a former garage at the back of the 30-by 139-foot lot.

Inside, the fireside living room and formal dining room feature classic crown mouldings and hardwood floors, while two full bathrooms and a galley-style kitchen feature modern slate floors and granite counters respectively.

The lower level was also remodelled with a guest bedroom and recreation room, while the second floor retains a three-bedroom plan.

The Agent's Take: "For that area, a lot of the houses are much larger, so it's an entry-level house for prestigious Regal Road," states agent Lucais Shepherd. "It has a lot of original features, so it was a charming house."

This property's particular placement in the community was also prime. "It was just down the road from Regal Road [Junior] Public School, which makes it great for families," Mr. Shepherd adds.

"It was on the south side of Regal Road, which gives it wonderful south views and exposures, and a wonderful south-facing backyard professionally landscaped."
