The Action: This recently renovated single-family home in the Regal Heights community was listed for $839,000 during the summer. But despite interest from several buyers lined up for private showings and open houses, the price was dropped to $815,000 and an offer was negotiated shortly after that.

The Agent's Take: "For that area, a lot of the houses are much larger, so it's an entry-level house for prestigious Regal Road," states agent Lucais Shepherd. "It has a lot of original features, so it was a charming house."
This property's particular placement in the community was also prime. "It was just down the road from Regal Road [Junior] Public School, which makes it great for families," Mr. Shepherd adds.
"It was on the south side of Regal Road, which gives it wonderful south views and exposures, and a wonderful south-facing backyard professionally landscaped."
