The Action: Strategic staging improved the presentation of this detached, two-bedroom bungalow, which initially fielded some unacceptable offers when priced at $569,000. Once it was reduced to $549,900, two serious buyers negotiated more feasible bids.

What They Got: The mechanics, roof and stainless-steel appliances were recently updated within this 1940s bungalow, which was also redressed with new hardwood floors in the living and dining areas, ceramic tiles in the kitchen and laminate in the one-bedroom and one-bathroom basement suite.

A fenced yard, patio and private parking rounds out the 48-by-60-foot grounds.

The Agent’s Take: “It’s a centre-hall bungalow, so it’s wider than deep and it has an open-concept living room, dining room and kitchen,” agent Andrea Stark said. “The lot is not very deep, but in reality, it had a private drive, a garage and a backyard, which was quite nice and private.”

The location of the land itself was also treasured. “It’s a nice, quiet street, very close to the subway and Cedarvale Parkand we’re around the corner from a school and shops on Eglinton,” Ms. Stark added. “It’s a great investment area because it’s just outside Forest Hill, yet [property prices] are quite a bit lower.”
