The Action: In the Windermere by the Lake community just north of Sunnyside Park, brick and stone townhouses tend to sell fairly quickly. Agent Nutan Brown had already sold another unit quickly in that complex. so when this one sat on the market for two weeks, she recommended the sellers relist it and reduce the price to under $600,000 to renew interest in the place. They got a buyer two days later.
What They Got: Set within a roughly eight year-old condominium complex built by Cresford Developments and designed by Brian Gluckstein, this more than 1,500-square-foot townhouse has a traditional layout with street-level entry and a private garage entered via a lower-level recreation room, plus a monthly maintenance fee of $321.
Through the front door are open living and dining areas with hardwood floors that extend into a kitchen with stainless steel appliances and a back door to a west-facing deck with a gas hookup.
Carpeting cushions all other levels of the three-bedroom house, including a third-floor master suite with a sitting area, walk-in closet, one of two bathrooms and a deck.
The Agent's Take: "It offers great value for the amount of space and finishes, and the location is pretty rocking too. You're on at the highway, lake and Bloor West Village in virtually no time," Ms. Brown says. "Many of the units are on the Queensway or Windermere, but this is set to the back of the complex off the main street, so it's quite a bit quieter and your view isn't of the street, streetcar or constant traffic."
While these homes have a homogenous appearance, the interiors have small variations. "This unit did not have a powder room, so it has a larger living and dining room and kitchen," Ms. Nutan says. "Another unit I recently saw had an eat-in kitchen, whereas here, they've opted to have a second counter and more storage."
