LISTING AGENT Boris Kholodov, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: Across from popular restaurants, bars and the Sony Centre for the Performing Arts, a 25-year-old high-rise offered a few two-bedroom units for sale earlier this summer. But this 1,385-square-foot suite was the only renovated one, so it reaped more than a dozen private tours and two rival offers.

What They Got: Five years ago, this south-facing suite was modernized with new imported hardwood floors, quartz countertops and designer fixtures throughout, as well as upgraded tile floors, backsplashes and stainless steel appliances in the kitchen.

The larger of two bedrooms features his-and-her closets and one of two remodelled bathrooms.

Each month, $185 covers rental parking and $666 pays for utilities, concierge, a gym, pool, party room and rooftop garden.

The Agent's Take: "What the buyer received here is the best of both words: they have the space that you can only really find in this price range in an older building, yet they have all the finishings they'd find in a suite in a brand new building," says agent Boris Kholodov.

"The most attractive feature was the size of the living and dining room area – it was a very large room and had beautiful views, so people were impressed with the unit immediately when they walked in."
