DAYS ON THE MARKET 50

LISTING AGENTS Adrienne, Norm and Tasi Farquhar, Keller Williams Advantage Realty

The Action: In a relatively new condominium complex just west of High Park and north of waterfront trails and parks, this three-storey townhouse had over 50 private showings and a good turnout at the open houses even though many buyers and agents were busy taking summer vacations.

Not long after the Labour Day weekend, the property was sold to a local renter.

What They Got: The growing Windermere by the Lake community is home to high-rises, stacked condominium suites and traditional townhouses, like this brick-clad unit with 1,280-square-feet of living space and an oversized private garage accessible via a 280-square-foot basement professionally finished with laundry and recreation rooms.

Nine-foot ceilings and engineered hardwood floors are featured in the main floor living room, dining area and kitchen, which also has the luxury of granite counters, a custom pantry and a walkout to a deck with a gas hookup.

The second floor is divided for two carpeted bedrooms, while the entire third floor is a master retreat with an office area, a balcony, a walk-in closet and one of two four-piece bathrooms.

Monthly fees of $275 go toward water and upkeep of common areas, such as visitor parking under an adjacent tower.

The Agent's Take: "This townhouse complex filled a very high need for the neighbourhood," says agent Tasi Farquhar, who cites older single-family homes and high-rise units as the main housing stock. "This was new and attractive, and in a super location for accessing different parts of Toronto."

While we try to publish Done Deals as soon as possible after the transaction has occurred, long closings can cause delays.
