LISTING AGENT Keith Roy, Macdonald Realty Ltd.

The Action: The flight of stairs between the entrance and principal rooms of this two-storey townhouse was a drawback many buyers couldn't overlook, so it sat on the market at $480,000 last fall. Earlier this year, when fewer properties were on sale, this unit was relisted for $5,000 less, which quickly renewed interest among shoppers and secured a deal from a local first-time buyer within days.

What They Got: The McKinney Crossing community is composed of one and two-level units, including this 1,253-square-foot model with a street level foyer with stairs up to a living room with a gas fireplace, sliding balcony doors and an adjacent dining area and eat-in kitchen with a rear balcony. The floor above the entertaining quarters accommodates laundry facilities and two bedrooms, including one with a balcony and access to one of three bathrooms. Stylish additions include hardwood and slate floors, granite counters and stainless steel kitchen appliances, plus practical ones such as two parking spots in a garage and a monthly fee of $152. The complex is just minutes from the waterfront, marina, shops and Richmond Country Club.

The Agent's Take: "It's only five years old … it has two large bedrooms upstairs and three large balconies," says agent Keith Roy, who notes the complex is also more popular than others popping up in the area. "It has a nice park in the middle of it for kids and it's one of the closest to the water."
