The Action: Just a few doors north of local businesses and the upcoming light-rail transit line along Eglinton Avenue West, this detached bungalow on a 25-by-110-foot lot was closely scrutinized by about 20 buyers with private showings and large crowds the agents-only open house and first public open house. A second public open house was cancelled after it sold to the highest bidder in a multiple offer situation.

What They Got: In the past decade, this traditional brick residence from the 1940s was given a modest facelift with new roofing, eavestroughs, windows, chimney and custom wrought-iron porch railing, in addition to updated wiring and kitchen with tile floors and ceramic backsplashes.

The main floor is laid out with two rear bedrooms, including one with access to a secluded garden via a sunroom, a central dining area and front living room with a wood-burning fireplace with an original stone mantle.

Off the mutual driveway, a separate side door leads down to an office, recreation area and smaller of two bathrooms.

The Agent's Take: "It was in a very good location just a block away from Eglinton, so you've got the bus stop there, Shoppers Drug Mart and tons of restaurants," says agent Randi Kwinta. "Those bungalows are being knocked down and new homes are being built there, so that whole little pocket is being transformed."

However, this property won't be eradicated by the buyer.

"It had the character of the time it was built – like the wood panelling, stained glass and beautiful hardwood floors – in addition to being very well kept," says agent Danny Freeman, who was also impressed by how the seller groomed the grounds.

"It was full of peonies blooming and roses that it left a very good impression on someone walking up the steps to a handsome Tudor bungalow."
