LISTING AGENT Bill Mohan, Sutton Group Realty Systems Inc.

The Action: Early this spring, there were a few units for sale in the High Park Lofts in Roncesvalles Village. One of them was this one-bedroom suite, which registered about 40 private showings and a viable offer in a timely fashion.

What They Got : In a roughly five-year-old building home to multilevel, loft-style units, this second floor suite was designed with 688-square-feet primarily on one level with 12.5-foot ceilings, full height windows and new laminate floors and broadloom carpeting. At the base of the stairs from the entry foyer is an open entertaining and cooking space with a balcony door to one side, stainless steel appliances along one wall, a granite-topped island with a breakfast bar and a two-sided fireplace shared with a bedroom with a walk-in closet. A four-piece bathroom, laundry facilities, locker and parking complete the unit, which is tied to monthly fees of $469 that goes toward water, heating, rooftop deck and central atrium.

The Agent's Take : "It's Toronto's first geothermal residential building," says agent Bill Mohan. "And it's in a really fantastic area, so it seems to be quite popular." This unit also has direct access to the outdoors. "It was very bright and it did have a balcony with a barbecue hookup," Mr. Mohan adds. "Units on the same side as this unit do [have outdoor space] and only a few of the upper units do, but others have interior atrium space, which is a bit different."
