The Action: Professional photographs, virtual tours and online videos were among the marketing materials designed to form a connection between this two-storey, work/live loft and potential buyers, including one who would have made a bully bid on day one if the sellers had been in town to entertain it.

After about 50 serious shoppers made in-person visits, one buyer was ready to commit and presented a strong offer on the review date.

What They Got: Over a decade ago, a century-old ball bearing factory was converted into an energy-efficient residence with authentic lofts, like this 1,000 square-foot unit with original exposed brick walls, post and beams.

Monthly fees of $320 covers the cost of water, concierge and a party room. Rental parking is available, however, it is a short walk to parks, restaurant, subway and GO Train station.

The Agent’s Take: “I’ve sold a few lofts in this building and I love how each one is very unique,” says agent Jeanette Grant. “This unit had the beautiful stone and shell floor and a huge mezzanine loft storage space unlike many of the other units.”

Buyers also liked that this boutique residence offers only the basics.

“The really low maintenance fees of $320 monthly are a huge selling feature,” Ms. Grant states. “Rather than paying for building amenities that don’t get used, the location – right next to Sorauren Park, Roncesvalles Village and all it has to offer – is the best amenity.”
