LISTING AGENT Heather Lemieux, Royal LePage Connect Realty

The Action: Late last year, the owners of this detached bungalow searched for their ideal candidate to lease it to without much luck. So they listed it instead when few comparables were vacant, and sold it for close to the asking price in one day rather than the 30 the average house requires.

What They Got: In recent years, this nearly 40-year-old bungalow was kept in working order with new windows and front door, as well as two upgraded bathrooms, laundry facilities and hardwood floors throughout.

The main and second floors have both public and private quarters, including three bedrooms, an eat-in kitchen and living and dining areas up top and a fireside recreation room and two guest bedrooms with above grade windows and his and her closets below.

To the east and west end of the 45-by-111-foot lot is a private driveway to the garage and a backyard patio and perennial garden.

The Agent's Take: "There were a few things that needed to be done, but they had spent money on flooring and the windows were good," agent Heather Lemieux said. "It did have a separate entrance, so someone could possibly make an in-law suite."

The proximity to waterfront parks and three forms of public transit was also a selling point. "It's in a great location close to just about everything," Ms. Lemieux said.
