CO-OP AGENTS Irene Kaushansky and Philip Brown, Keller Williams Advantage Realty

The Action: Agents Irene Kaushansky and Philip Brown gathered roughly a dozen properties for inspection by their east-end clients, who decided to buy this detached dwelling just steps from a waterfront park in the Birch Cliff community.

What They Got: At the southeast corner of two residential streets, this 1930s home retains a fairly traditional layout with a front sunroom, adjacent dining room and formal living room with hardwood floors, as well as an updated eat-in kitchen and rear bedroom containing the smallest of three bathrooms.

The top floor houses three bedrooms, including two with walk-in closets, and the lower level offers a guest bedroom and recreation room with above grade windows.

By the kitchen, there is an exit to a deck, fenced backyard, shed and detached garage on the 34-by-130-foot lot.

The Agent's Take: The buyers "were looking more along the Danforth where they were, but they realized going a little bit further east into this Warden and Kingston Road pocket, they would get a lot more property with a nicer yard and a bigger detached home," says Ms. Kaushansky.

"It had a lot of original charm and character, which they really liked."

The lakeside setting also provided solitude in the city. "It's a nice street, south of Kingston Road in a very quiet, very green and very friendly neighbourhood," adds Ms. Kaushansky.
