The Action: The seller only owned the house for a year because she relocated for work. A year ago, she paid $550,000. "Not a bad return," agent Ian Watt says. The unit was purchased by a young man who loved the urban neighbourhood. "Gastown is becoming more sought-after. Before it was only young people, but now we're getting a bit of everything. And people are getting good deals." Yaletown, by comparison, averages around $700 or $800 a square foot, Mr. Watt says.

What They Got: The Koret Building is a heritage conversion that's stocked with ornamental details, including sandblasted wooden posts and beams, exposed brick and concrete walls.

The open-floor plan unit is a 1,010-square-foot loft with 10-1/2-foot high ceilings, high-end appliances, mosaic tile walls, translucent bath tub, walk-through shower and a parking space.

The Agent's Take: "It's very unique to find a 1,000-square-foot studio," Mr. Watt says. "And what's more unique is the parking."
