The Action: During the tail end of spring, the historic Cabbagetown community saw a couple properties for sale, including this detached, three-storey Victorian. The sellers rejected one offer, but accepted another submitted in the sixth week of marketing.
What They Got: Various owners expanded, redesigned and modernized this heritage home, which is more than a century old.
The building has preserved its traditional brick façade, some doors, banisters, crown mouldings and eight-inch baseboards.
High traffic areas include a fireside living room, central den and sky-lit dining area with beamed ceilings and a walkout to a deck that can also be reached via double doors in a 19-by-13-foot, eat-in kitchen with granite counters, top-of-the-line appliances, island and built-in desk.
Alternative entertaining areas include a lower-level recreation room and interlocking patio that extends into a double carport at the back of the 25-by-122-foot lot.
To tend to private affairs, the upper floors offer laundry facilities, a second-floor library and three bedrooms, including one with access to a third floor deck and one of four bathrooms.
The Agent’s Take: “It’s a classic bay and gable Victorian built in the 1880s,” says agent Daniel Bloch.
Mr. Bloch also praises “the size of it, the layout, and the fact there were a lot of original details in the house and it has one of the biggest kitchens in the neighbourhood as well.”
The property also suited buyers who travel on foot or by car.
“It’s located very close to Carlton and Parliament [streets], within steps of everything you need,” Mr. Bloch adds. “The home had more parking than what you’d usually find in the area.”
