LISTING AGENT Heather Lemieux, Royal LePage Connect Realty

The action: In a small pocket of Pickering, half the properties listed last year were selling for more than the asking price. The sellers of this two-storey brick house were pleased to be among the group with the task of reviewing multiple bids on the scheduled offer date.

What they got: At the front of this nearly 30-year-old house is a porch to a double garage and foyer to living and dining rooms, an eat-in kitchen with a pantry and a fireside family room with sliding doors to a deck and fenced 33-by-150-foot lot.

  • Laundry facilities are located on the main floor between a sky-lit second floor with four bedrooms – the largest with a walk-in closet and one of three bathrooms – and a basement with a guest room and carpeted recreation room.

The agent's take: "Aspen showed very well and is in a fabulous mature neighbourhood with amenities within walking distance, including great schools, shopping and easy access to transit," agent Heather Lemieux says. "The layout was very nice with lots of storage and a main-floor laundry and family room."

The sense of space was also amplified by things such as new bay windows in the breakfast area and master suite. "The windows and skylight made it much brighter and larger than others in the area that were the same size," Ms. Lemieux states.

"The bedroom level had a nice flow as well with good-size rooms and lots of closet space."
