DAYS ON THE MARKET Two

LISTING AGENTS Kevin Crigger and Wanda Lalonde, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division

The Action: To complete with newly built homes near St. George's Golf and Country Club in Humber Valley Village, two weeks were spent staging, photographing and filming this renovated residence. Though the sellers were skeptical about the impact of the preparations, it paid off with an offer on the first day of market exposure.

What They Got: The last two owners of this detached house expanded and extensively remodeled the property, so it now has 3,045 square feet of living space inside, an updated roof and furnace, four stylish bathrooms, modern hardwood and limestone floors and pot lights throughout, including the office and recreation room in the 1,242-square-foot basement.

Public quarters consist of a fireside living room, a formal dining room and an eat-in kitchen, as well as family room with a walkout to a brand new Muskoka room with a gas fireplace and automated screens.

Residents can retreat to four bedrooms upstairs, including a master suite with coffered ceilings, a walk-in closet and six-piece bathroom, or a lower-level guest bedroom. Practical perks include a central vacuum system, laundry and mud rooms connected to a double garage and a large shed on the 65-by-143-foot lot.

The Agent's Take: "It had a major addition and was completely renovated and rebuilt," says agent Kevin Crigger. "The nice part about this was that it blends in well with the homes on the street and has great curb appeal and a beautiful yard."

Buyers were especially impressed by the sellers list of changes. "They made a drive shed at the rear of the property, they added on a mud room to the side of the property, which connects to the garage to the house, and they also put on a Muskoka room," adds Mr. Crigger. "It's one of the first I've seen [in the area], and everyone who came through – agents and clients alike – really loved it."
