The Action: Located in the Battery Park residence in Liberty Village, this one-bedroom suite was due to be listed simultaneously with an identical unit, so it was priced competitively in the low $300,000s. As a result, more than 30 buyers immediately arranged private showings and an offer was presented after two weeks of exposure.

What They Got: Situated in the first high-rise completed in a three-tower complex built by Monarch Group, this 650-square-foot suite has an urban flavour with tile flooring in the U-shaped kitchen and laminate floors in a master suite with a walk-in closet and open living and dining areas with sliding balcony doors.

This six-year-old unit was also provided with a four-piece bathroom and six appliances – including laundry machines – a locker down the corridor and underground parking.

Monthly fees of $362 cover water and heating costs, a round the clock concierge and upkeep of a gym, pool and party room.

Just down the street there are trendy eateries, shops and 24-hour supermarket, as well as a walkway to a GO train station.

The Agent’s Take: “This is probably the [most] sought after condominium building in Liberty Village, based on the facilities, management and floor plans,” says agent Christopher Bibby. “There are shared amenities within the complex, like a movie theatre and virtual golf centre in one of the other buildings.”

Being in an established building also has its perks. “This one-bedroom unit is 650 square feet, but now you have builders trying to put two bedrooms into almost the same space,” Mr. Bibby explains.

The master suite “is huge, with a large walk-in closet, which is something you don’t typically see in one-bedroom spaces, and … you could fit a king-sized bed [and still have] enough space on both sides for side tables or a dresser.”
