LISTING AND CO-OP AGENTS Louise Boutin and Nadia Doucet, Re/Max Crest Realty Westside

The Action: Less than a five minute drive east of Queen Elizabeth Park, this detached, two-storey house had private showings and public open houses hosting hundreds of visitors. Two offers were made immediately, but the one that was accepted fell apart.

Fortunately, a third bid drafted a few days later turned out to be a solid deal.

What They Got: This 23-year-old house has 1,988-square-feet of interior living space, a central backyard and patio, and a double garage on the back portion of a 33-by-98-foot lot.

Highlights indoors include gas fireplaces in the rear family room and entertaining space by the dining room on the main floor, as well as a grand foyer with a winding staircase to three bedrooms and two out of four bathrooms upstairs.

The basement could be used as a one-bedroom suite as it has a separate entrance, second kitchen, living area and bathroom.

The Agent's Take: "Fraser is up-and-coming, so people are starting to look in the area, and the prices are reasonable under that million-dollar mark," says agent Louise Boutin. "It was well located close to the bus to the SkyTrain and there is a park right across the street."

While this house is standard of the local housing stock, it had some bonuses.

"It had a nice staircase and crystal chandelier from the second floor down and it had skylights and tile roofing," adds Ms. Boutin.
