The Action: Agent Ed Timermanis suggested his clients list their three-storey townhouse in January, when shoppers generally shift their attention from holiday fare to house hunting. With few affordable properties available in Etobicoke, this freehold brownstone logged three competing offers within 36 hours of being listed.

What They Got: In a nearly decade-old complex of 26 townhouses, this 2,350-square-foot model was upgraded through the builder with coffered ceilings in the dining room and fireside living area, custom cabinetry and stainless steel appliances in the kitchen, and a skylight in the third bedroom, which also has a balcony, walk-in closet and full bathroom.

More recently, the sellers completed a deck at the back of the 23-by-105-foot lot, applied a stylish coat of paint and installed hardwood floors throughout, including the second-floor family room.

The Agent's Take: "Potential buyers were wowed by the exquisite interior that was quite simply breathtaking," says Mr. Timermanis, who cites a less upgraded unit sold for less than $700,000 last winter.

"The original owner was a gourmet cook, so she custom designed the kitchen … and this was the only unit with a skylight on the third floor."

Nearly as impressive as this home's style was its space. "If you look at different townhomes they're as narrow as 14, 16 and 18 feet. So [this one over] 20-feet makes it feel like a semi or detached home," Mr. Timermanis said. "For people in Etobicoke where they have to commute, having a double-car garage and two-car parking in front also made it more appealing."
