The Action: In the middle of the Briar Hill community, Remington Group built two freehold-townhouse complexes just north of a greenbelt connected to Walter Saunders Memorial Park about a decade ago.

This three-storey unit with a back gate right to the trail fetched a low-ball offer on its second day of exposure, but the sellers passed on it in hopes of a better bid – given the absence of alternatives nearby – and were meet with three proposals.

What They Got: This 1,650-square-foot townhouse has modern luxuries and conveniences, such as an attached garage, oak hardwood floors throughout and an eat-in kitchen with 10-foot ceilings, stainless steel appliances and a walkout to a private yard.

On the main floor, there is some separation between an entertaining area with a balcony and dining area.

All other floors offer privacy, from a lower-level guest bedroom to four upper bedrooms, including a third-floor master suite with a balcony and a walk-in closet and one of three full bathrooms.

The Agent’s Take: “It’s a great family home with a finished basement,” agent Kimmé Myles said.

“It’s 15 feet wide, so it has a cute enclosed yard bordered by cedar trees and it’s fenced in, so it’s really ideal and kind of the best of everything.”

Buyers also liked the home’s affordability in a prime location with a growing number of pricey, custom homes.

“It’s a four-bedroom townhouse overlooking a greenbelt and children’s water park close by,” says Ms. Myles, who also notes the proximity to Eglinton Avenue.

“And the area is really changing with the Metrolinx going through there.”
