DAYS ON THE MARKET Four

LISTING AGENT Wendy Smith, Sutton Group Associates Realty Inc.

The Action: In a 29-storey luxury condominium just a block east of Queen's Park, this one-bedroom plus solarium suite recorded 16 showings within a few days. Offers were not held off until a specific date. However, on the fourth day, three bids were submitted, but one was rescinded when the buyer heard there was competition.

What They Got: Built over two decades ago on the fifth floor of the Century Plaza, this 792-square-foot unit has a standard floor plan with south-facing windows overlooking the city and a fourth-floor terrace from the solarium off the living and dining area and the master bedroom, which has a walk-in closet and private bathroom.

Right off the foyer, there is a powder room, stacked laundry facilities and a kitchen with stainless steel appliances and a pass window to view the principal room.

All utility and cable costs are covered by the monthly fee of $476.

Renovations were done to the elevators and lobby in the high-rise, which also has several amenities on the 24th floor, including a gym, indoor and outdoor hot tubs and a rooftop terrace.

Though parking is not included, the building is steps from shops, subway and restaurants on Yonge Street, as well as theatres, galleries and universities.

The Agent's Take: "There was a ton of interest from young international students, financed by their families, looking for a nest where they could walk to the University of Toronto," says agent Wendy Smith. "It had a good-sized bedroom with an adjacent walk-in closet, which was nice."
