Three offers for North York bungalow Add to ...

6 Renoak Dr., Toronto

TAXES $3,850 (2012)

LISTING AGENTS Douglas and Trevor Freeman, Freeman Real Estate Ltd.

The Action: Nestled in the Westminster-Branson community, this detached, brick bungalow on a 60-by-120-foot lot received multiple offers given its exposure through open houses to online marketing campaign.

What They Got: For 50 years, the same family occupied this 1,838-square-foot residence, which was outfitted with newer windows, roof and driveway to the attached double garage, as well as upgraded mechanical systems, three updated bathrooms and a recently remodelled eat-in kitchen. Like the open living and dining areas, the four bedrooms feature hardwood floors beneath broadloom carpeting, plus the master suite has a private bathroom with custom built-in cabinetry and laundry machines.

A games room and recreation area with a dry bar round out the 1,600-square-foot basement.

The Agent’s Take: “It’s a very family friendly and desirable location,” says agent Trevor Freeman. “It’s not one of the areas where bungalows are bought and knocked down and new homes are put up. It happens, but not all the time.”

In fact, all the buyers have to do is personalize the decor. “The fact that the house was cared for so well – and it really did show well – that it gave a lot of comfort to a buyer who was going to purchase,” says Mr. Freeman. “It was also on a large lot, which families like.”
