The Action: Nearly two dozen buyers snagged a personal tour of this two-bedroom suite in The Richmond residence near the St. Lawrence Market. By the end of the week, three shoppers were engaged in a bidding war, an unusual occurrence in the 12-year-old high-rise.

What They Got: This third-floor suite occupies 850 square-feet of living space divided up to create two carpeted bedrooms, including one with a walk-in closet and the larger of two full bathrooms, a U-shaped kitchen with tile floors and granite counters, and an open living and dining area with wood floors and sliding doors to a west-facing terrace that can fit both lounging and dining sets.

The price of the unit comes with ensuite laundry facilities and parking. A monthly fee of $491 pays for all utilities and condition of amenities, like the gym, party room and rooftop deck.

The Agent's Take: "We knew this listing would generate multiple offers because it was a very desirable unit with the terrace being a rare feature in this building," says agent Boris Kholodov, who had the unit staged to enhance its allure. "And it was the right size for most people seeking a two-bedroom unit in the downtown area."

The building's location was also a sure-fire hit. "When it was built, this area was considered quite remote. There wasn't much to do around there," says Mr. Kholodov. "Now, it's really in the centre of it all, within walking distance to the King Street East retail area, George Brown campus and the Financial District."
