"If every deal could be like this one then my job would be fantastic," he said of the negotiation. "The buyers loved it and the sellers were very reasonable. Negotiation was back-and-forth three times but in a small window. Once the deal was done, the sellers were just such generous people that they just kept including stuff and giving stuff away. They couldn't have been nicer. It wasn't a tough negotiation."
What they got: The home has a three-car garage. The cedar pergola was imported from British Columbia. A double-sided fireplace is a feature of both the kitchen and living room. The master bedroom has an ensuite bathroom with a view of the pool and is a "spa-like" retreat with a double shower and a soaker tub.
"I brought someone in there who didn't like modern design and they still liked it. It had a more universal look. It had a timeless kind of design," Mr. Lacharity said. "It's a sign of things to come; the city is growing south."
The agent's take: This sale broke the record for highest-price home sold in the community of Greely, just 25 minutes south of Ottawa's downtown. The four-bedroom, five-bathroom house is located just off the first hole of the Emerald Links Golf & Country Club and has recently had $500,000 in renovations.
"I feel like I could have sold the house five times over … it was spectacular," agent Chris Lacharity said. "It didn't need a thing. The pool, the pergola and the house all showed great. It had a modern design and was one of those houses where you could eat off the garage floor."
