LISTING AGENT Christopher Bibby, Sutton Group-Associates Realty Inc.

The Action: A couple of blocks north of the Distillery District, this authentic one-bedroom loft at the Brewery Lofts welcomed about 30 buyers in less than a month before the first offer was presented.

What They Got: This landmark brick building served as the homebase for the Dominion Brewery and prop warehouse for the CBC before it was converted into more than 100

residential lofts in the late 1990s.

This 1,145-square-foot unit on the sixth floor was designed with an open kitchen, living and dining area with 14-foot ceilings, full height windows, a fluted column and polished concrete floors.

For privacy, there is an elevated sleeping area overlooking the principal rooms, a four-piece bathroom and ensuite laundry and storage facilities.

The unit comes with parking and monthly fees of $484 to cover the expense of utilities, security and a rooftop deck.

The Agent's Take: "Price per square foot, there was a lot of value," says agent Christopher Bibby. "It's one of the smallest units in the building with 1,100 and change, but a lot of units in there tend to go to 1,800 or 2,400."

The opportunity to personalize this unit with relative ease also appealed to buyers.

"With that much square footage, high ceilings and the fact it's all open, it's really just a blank slate or canvas for people to design a whole new suite for themselves," Mr. Bibby says.
