THE ACTION: Homeowners wanting to relocate to an older home within walking distance from Bloor Street West assessed half a dozen options with agent Nutan Brown. They ultimately submitted a bid for this detached, two-storey residence a couple blocks north of High Park.

WHAT THEY GOT: This 1920s residence is set on 49-by 78 foot lot with mature trees everywhere from the front lawn by the driveway and garage to the tiered garden in the southeast-facing backyard.

Finishes range from ceramic floors in the foyer and kitchen to hardwood floors in the entertaining area and a dining room with French doors to a deck.

On the second floor, there is a four-piece bathroom and three bedrooms, including one connected to a master suite with a gas fireplace.

THE AGENT'S TAKE: "It's a beautiful winding street in Bloor West that's about a 10 to 12 minute walk to Bloor, so it was perfect, and it's in an excellent school district," says Ms Brown.

"[Plus] what we loved was the ravine-like setting at the back. It sits high on a hill and it overlooks many of the homes and streets down below, so it's got a beautiful panoramic view."

The buyers were also pleased some areas of the property needed work, while others didn't. "[The buyers] are very good with rejigging and renovating, so they wanted a property with that potential and this did," Ms. Brown explains.

"It's on a sloped backyard that's all landscaped … so the appeal was that it was low maintenance."
