In January, an agent recruited his colleagues to handle the sale of his personal residence, which was one of a few properties available in North York at the start of the year. They came to an impasse with the first offer, but struck a compromise with a second buyer weeks later.

“It was a slower time on the market given that Christmas break and New Year’s were just over, but we sold it relatively quickly with all things considered,” agent Shane Giddens said.

“Working with a seller who is an agent at the same time, gave the seller perspective as to what a good offer is and an understanding that when you have an offer in this market, you should be appreciative and do what you can to work with it.”

“It was a great property size – 40 by 127 feet – so it certainly has future potential as a new build or rebuild,” Mr. Giddens said. “But at the same time, it was in such great shape and livable condition, it was the ultimate starter home.”
