The action: Many residents in a midtown high-rise have front row seats of the football field belonging to North Toronto Collegiate Institute. Among them was this two-storey ground floor unit that received two offers in May.

“There was an identical townhouse that was tenanted with no upgrades that sold [just recently, in June] for $915,000. Ours sold for $970,000, so we’re happy,” agent Ira Jelinek said. “We did much better than what we were expecting.”

What they got: Along the east side of a fairly new building are a few townhouse-style units, among them this two-bedroom-plus-den unit with a patio off the living area and a balcony accessible from a bedroom upstairs.

The agent's take: “There are maybe three townhouses with this type of square footage,” Mr. Jelinek said. “We had [interest from] young families that can’t afford houses, but don’t want a condo.”

The building itself is also a popular one. “People tend to like it because it’s somewhat new, a 20-step walk to Yonge Street and the amenities are really nice,” Mr. Jelinek said.
