The action: Early this spring, house hunters in Milton, a community about 40 kilometres west of Toronto, could cruise through numerous available homes around Optimist Park. This four-bedroom residence lacked a finished basement, so it had a few price reductions from the upper $900,000s before getting a firm offer in late April.
“[My clients] watched the neighbourhood and the other listings, so when nothing was happening, we reduced [the price],” agent Mary Jo Vradis said.
“We happened to come out along with 10 to 15 other listings, so unfortunately our timing might have thrown us off.”
What they got: In a newer part of a low-rise subdivision by Mattamy Homes, this roughly decade-old dwelling provides over 2,100 square feet of living space, a wide front porch and a double garage on a 46-by-80-foot lot.
Ceilings rise nine feet above open living and dining areas, as well a family room and eat-in kitchen. The former is equipped with a gas fireplace and the latter stainless-steel appliances and sliding doors to the private yard and patio.
Two bedrooms feature vaulted ceilings and the master suite appointed a walk-in closet and one of three bathrooms.
The agent’s take: “It’s a gorgeous house; it shows like a model home,” Ms. Vradis said.
“The [lot widths of neighbouring homes] are more like 36 or 38 feet, so ours was definitely one of the wider lots.”
Although buyers enjoyed the extra space, they valued the proximity to amenities. “Reece is a well-known street in a good school district and close to parks,” Ms. Vradis said.
