THE ACTION

This Cricket Club residence with a built-in double garage caught the interest of many buyers when first listed with an asking price of $4,695,000 in February this year and drew two offers. The seller declined both offers and instead reduced the asking price to $4.56-million in late April. In May, one of those two initial bidders came back with an improved offer of $4.525-million and a final deal was agreed in the second week of May.

The interior has 10-foot ceilings, built-in speakers and gas fireplaces in the two main entertaining areas.

WHAT THEY GOT

Builder Mark Rosenberg constructed this 4,080-square-foot residence on a 50-by-131-foot lot about four years ago, based on the designs of Integral Design and Associates. Robyn Clarke + Co. did the interior design.

The interior has 10-foot ceilings, built-in speakers and gas fireplaces in the two main entertaining areas. There are panelled walls in the dining room and beamed ceilings above the breakfast area.

On the second floor, all four bedrooms have private bathrooms and all but one also has a walk-in closet.

The backyard, pool and cabana can be reached from multiple rooms, including a recreation area in the 2,220-square-foot basement.

THE AGENT’S TAKE

“These [sellers] built the home for themselves, so they didn’t spare any expense,” listing agent Andre Kutyan said.

“The backyard is spectacular. They’ve got a Solda pool, which is by a premier pool company in the city, with a hot tub and outdoor shower. It was a really nice backyard oasis.”

Extra attention was also given to luxurious recreational spaces inside. “The home theatre is in a concrete box underneath the garage, so it’s soundproof and tucked away in a place where you gain an extra 400 square feet where you normally wouldn’t have,” Mr. Kutyan said.
