The owners of this two-bedroom townhouse in a small town south of the QEW and just east of Hamilton hoped to sell it for $369,900 in October. To increase buyer traffic quickly it was marked down by $10,000 early in November. The move ultimately succeeded in bringing a buyer to negotiating table.

“The further way you get from the city – and deeper into Niagara – the longer the days on market,” agent Michael St. Jean said.

“The benefit here is affordability. The same townhouse in Hamilton would be a minimum of $100,000 more.”

What they got

This 1,330-square-foot unit is among the smaller units in a relatively new complex of two- and three-storey townhouses stacked on top of one another. It has a two-storey plan with interior access to the garage.

The street-level entrance opens to a foyer with stairs leading up to an entertaining area opening onto a balcony and to the eat-in kitchen. The kitchen has stainless steel appliances and a quartz-topped island with breakfast bar seating. Monthly fees are $173.

The agent’s take

“It’s a different product for Lincoln that we’re seeing in increasing numbers for a younger crowd,” Mr. St. Jean said.

“And it showed well and is good value for somebody to live there and work there or commute to Hamilton.”
