The action: North York properties backing onto a ravine are a comparative rarity, so this detached house on a 50-by-120-foot lot abutting the Don River had an offer after just two dozen showings in April.

The property backs on to the Don River.

What they got: Built about 50 years ago, this roughly 3,000-square-foot house was designed with easy access between indoor and outdoor entertaining areas. For instance, a southwest-facing deck is located off the eat-in kitchen and family room, while the backyard is accessible from one of two recreation areas in the 1,850-square-foot basement.

There are separate living and dining rooms for more formal activities, as well as a study and four bedrooms, two of which have walk-in closets and private bathrooms.

Hardwood floors have been added throughout and five bathrooms, the roof, windows and landscaping have all been redone.

The agent’s take: “It’s very unique because the home was renovated and it’s on a ravine,” Mr. Thom said. “[Plus] it has a lot of tableland.”

Improvements also enhanced both the interior and exterior. “The house originally had one ensuite, so the current owner made it two, so that’s a selling feature since you don’t get that in older homes,” Mr. Thom said.

“And they took out the brick [façade] and had new stone installed, so that was really unique.”
