The action: In Brantford, about 50 kilometres west of Lake Ontario, properties generally took about 30 days to find a buyer earlier this year. The exception was this detached house on a 75-by-330-foot lot. It was courted by 10 groups and sold within two weeks in March.

“It’s pretty good value considering what a typical two-storey [home] would go for in a neighbouring community,” agent Michael St. Jean said.

“For a little bit more money, you’re getting a massive lot, a home that’s fairly up to date with great finishes and is in move-in condition, and you’re getting the awesome garage.”

Within the past year, the master en suite and basement were renovated, and new floors, granite kitchen finishes and appliances were installed.

The agent’s take: “It’s close to Hamilton, Ancaster and Brantford … so you’re literally still minutes to everything you need,” Mr. St. Jean said.
