The action: In late March, most homes on the eastern outskirts of Hamilton were taking three to four weeks to sell, but that timeline was accelerated for this two-storey house on a 55-by-136-foot lot across from a schoolyard.

“There were a handful [of listings] within the vicinity, which is pretty standard,” agent Michael St. Jean said. But this property registered five quick bids despite the alternatives nearby. “That’s not your standard situation.”

What they got: This 2,013-square-foot house was designed with four bedrooms, four bathrooms and multiple entertaining areas, including a family room with a fireplace, plus a finished basement.

Out front is a driveway and double garage and around the back is a fenced-in yard with access to the kitchen.

The agent’s take: “In Stoney Creek, lots in new developments are 32-, 36- or 40-foot lots – if you’re lucky – and you’re paying significantly more money than what this home was listed for,” Mr. St Jean said.

“You’re getting a large lot, a lot of square footage and a lot of traditional elements – even at much a higher price tag you’re not able to obtain in a newer home – like a separate dining room and separate living room.”
