Shortly after construction was completed on the mid-rise Upper House condo, located on the southern fringe of the predominantly low-rise Leaside neighbourhood, more than three dozen potential buyers took a peek inside this three-bedroom-plus-den penthouse in July.

“There was a townhouse unit and ours [listed for sale], but ours was the first unit to really get sold in the building,” agent Jody Thompson said. “We had another offer, but that buyer didn’t want to compete.”

On the building’s top floor, this 1,201-square-foot penthouse has 10-foot ceilings and full-height windows in almost every room. There’s also a 717-square-foot wraparound terrace facing east and south.

The outdoor space can be reached from the open living and dining areas and two sleeping quarters. One of those bedrooms also has a walk-in closet and ensuite bathroom.

The kitchen is outfitted with quartz countertops and Fisher and Paykel appliances. There are also ensuite laundry facilities and, in the basement, a storage locker and parking stall.

The agent’s take

“It’s the first of several boutique condos coming up in the area,” Mr. Thompson said. “People are trying to downsize to get away from stairs, so it probably helped this unit sell quickly.”

Yet, many units in the building share similarities with freehold properties. “The big appeal is the terraces are quite generous, especially in the penthouse,” Mr. Thompson said.
