The action: During the last few months of 2017, the seller of this two-bedroom suite at Thornwood rejected a few bids in hopes of getting one around $1-million. Relisted during the spring market with another agent and a lower asking price under $860,0000, there were four offers within a few days in April.

“They tried to sell it with ‘top-down’ pricing and priced it above $1-million and there weren’t any comps,” agent Sandra Pate said. “The market has been more buoyant this spring.”

“It was a split two-bedroom plan, so it was a little compact at 820 square feet, but it was a really good unit for a starter [home] or a midtown downsizer.”
