The action
With this semi-detached house priced close to what they estimated was its true value, agent Nigel Denham and his team figured the sale would be relatively quick. It took only six days in September to lock down an offer agreeable to the sellers, $19,000 under the list price.
“We positioned the property very attractively pricewise based on the merits of the house,” Mr. Denham said. “It boasted a full two-car garage and a beautiful main floor family room built prior to our client owning it.”
“In spite of sales coming off significantly from previous highs … [properties in] central neighbourhoods in this price range are all still moving. The demand is still there.”
What they got
This roughly 80-year-old house was previously set up as a duplex and there is still a secondary kitchen in addition to two bedrooms on the second floor.
The main floor is divided into nearly equal parts for a den or third bedroom, a dining area and a kitchen. At the rear, there is a family room addition with access to a deck and double garage facing a lane.
The basement has a space for entertaining, a bathroom and a guest bedroom.
The agent’s take
“There’s a lot of flexibility on the main floor because a front bedroom – from when it was it was a duplex – doubles nicely as a main floor office in its current state as a single-family home,” Mr. Denham said.
“A lot of the housing stock in that area don’t even have parking, or even just a pad parking spot, so a full two-car garage was our trump card.”
“It’s well positioned within the community, [within] walking distance to St. Clair shops and restaurants,” Mr. Denham said.
