LISTING AGENT Ben Scholes, Royal LePage Estate Realty

CO-OP AGENT Mary Jo Vradis, Royal LePage Estate Realty

The Action: Agent Mary Jo Vradis had clients who wanted to leave an older, west-end home for a newer, east-end dwelling, so she escorted them through numerous homes, 10 at a time, over the course of a few months. By August, they ventured into Scarborough and bought this three-bedroom house with an attached garage on a 45-by-130-foot lot.

"We weren't looking that far east originally, but they really fell for the house," Ms. Vradis said. "It was the highest price on the street, but we couldn't find anything similar."

What They Got: What started out as a 1-1/2-storey residence in the 1950s morphed into this modern two-storey house over the past few years while the owner and contractor, Abdallah Alsebaai, lived there.

The interior was gutted and the main floor revamped with hardwood floors and pot lights in the open living and dining areas and combined eat-in kitchen and family room. The latter also features quartz counters, stainless-steel appliances and an exit to a two-tiered deck, south-facing yard and shed equipped with power.

A floating staircase leads to the second floor, where there is a master outfitted with a walk-in closet, Juliet balcony and one of four bathrooms.

The basement accommodates two guest rooms and a recreation area with a rear exit.

The Agent's Take: "Typical houses in that neighbourhood are more bungalows and 1-1/2 storeys, but we're starting to see more of these new-build types; this was leading the pack," Ms. Vradis said.

"There were a lot of nice little features about the house I don't know if you'd see if someone was just building to flip."
