Brick, metal, glass and concrete surfaces will envelope the 47-storey tower at 350 Adelaide St. West.

Redeveloping an L-shaped, infill site encompassing a trio of historic properties and two parking lots facing perpendicular streets in Toronto's Entertainment District might be considered a hindrance to some builders.

But Graywood Developments spotted an opportunity to assemble a mixed-used development with more varied suite designs, private facilities and public amenities, including a pedestrian-only mews.

"What's unique about this property is it has a great location and we're trying to blend everything within context to create a signature project," said vice-president of development, Adidharma Purnomo.

"And the size of this building – with about 700 units – is quite unique in itself, and to offer all these amenities makes it quite a unique project."

Taking visual cues from surrounding warehouses, brick, metal, glass and concrete surfaces will envelope the 47-storey tower at 350 Adelaide St. West. Commercial space will be provided on three sides of the base, including some within a heritage residence and a pair of commercial outlets facing Peter and Adelaide streets, respectively.

"The townhouse could be used as mixed-use or live/work space," said Mr. Purnomo. "And the other two, you'll be able to walk through as part of the ground-floor retail space and possibly also connecting to the second floor."

More retail space will wrap around the tower's western edge, forming a pedestrian mews between Adelaide and Richmond streets.

"We've been working diligently with adjacent property owners and the city to realize this public area that benefits everybody that lives in the neighbourhood," said Mr. Purnomo.

"So overall, we have a large amount of retail space – around 40,000 square feet – which is significant for the downtown area. We think of this as a true mixed-use building."

The project will have shared working spaces for residents.

Residents will also find private attractions catering to a wide demographic, from a kids' craft room to a communal workspace.

"Similar facilities are also offered in the entire neighbourhood, so there is enough demand from professionals who demand these spaces as part of their amenities," said Mr. Purnomo.

"This area attracts a lot of entrepreneurs, not only from the arts and culture background, but also from the technology background."

Additional attractions will consist of a gym, demonstration kitchen, dining area and hotel-style lounge, as well as three terraces, including one on the 17th floor with a pool and cabanas.

One of the three terraces will feature a pool and cabanas.

Portions of the building will set back three to 16 storeys, resulting in 57 floor plans, ranging from studios to three-bedroom suites.

"The shape of the site doesn't have any negative impact on the unit layouts; it's actually brought more diversity and more interesting unit types," said Mr. Purnomo.

"And most of the units will be oriented in a way to benefit from views, light and air, and making sure they have a good layout at the same time."

U31's Scandinavian-inspired interiors will entail quartz counters and integrated appliances.

Occupancy is slated for 2022. Parking will be $69,000, and monthly fees will be 57 cents per square feet.
