The strategy paid off handsomely, with several thousand hits to the online listing, about 150 in-person visits and eight competing offers.

"Normally, I would have waited until the new year to list a home like this," agent André Kutyan said. "But given how active things were for us in November and December, I told my clients they had nothing to lose to putting it up now since there was enough demand to draw up interest."

What They Got: The past two owners improved the most frequented areas of this three-bedroom residence, such as the six-piece bathroom and a rear kitchen with updated cabinetry, granite counters, stainless steel appliances and a back door to a deck and fully fenced backyard.

There are designated areas for entertaining and dining on the main floor, and lounging and studying spaces in the basement, which also has a side exit that leads around to the front driveway.

The Agent's Take: "The school district is one of the top in the city. It's in proximity to transit and Avenue Road. It's walk score is fantastic, so there's lots of demand in the area," Mr. Kutyan said.
