LISTING AGENT Christopher Kowal, Royal LePage Urban Realty

The Action: With 2,276 square feet of living space, some visitors to this St. Lawrence Market penthouse were disappointed that there was only one bedroom. But the perks of a two-storey plan on the southeast corner of Market Square outweighed the negatives for at least one of the two dozen shoppers through the doors and a deal was negotiated by its second week on the market.

What They Got: This mixed-use mid-rise building is kitty-corner to St. Lawrence Market. The suite is entered via a grand foyer with 19-foot ceilings and a new staircase winding up to an open den and a 1,000-square-foot wraparound terrace.

The primary entertaining area is open to a fireside library and Downsview kitchen with stainless steel appliances, granite counters and pot lights.

An original second bedroom was converted into a dining room, leaving a main-floor master with new cherry hardwood floors, a walk-in closet and one of two bathrooms.

Stacked laundry machines, a locker and parking complete the unit, which comes with monthly fees of $1,234 to cover water, cable, concierge, gym, indoor pool and rooftop deck.

The Agent's Take: "The St. Lawrence Market location is a really desirable location," agent Christopher Kowal states. "It had a huge terrace with views that won't change because it's in a historic district."

This unit's combination of rare features was also unheard of. "The fact it was a penthouse … and a corner unit, also the fact it was two-storeys, made it more like a house than a condo," says Mr. Kowal. "The sweeping staircase was another wonderful feature."
