LISTING AGENTS Mariella Comparelli and Jerry Hammond, Hammond International Properties Ltd.

The Action: In early September's market calm, luxury-house hunters with a $4-million budget could leisurely browse several available properties near the Toronto Cricket Skating and Curling Club. About 30 toured this two-storey Georgian; four tried to claim it as their own.

"When the market was really hot, especially in the Cricket Club community, they would go quite quickly, even with this price point," agent Mariella Comparelli said. "We did have more than one offer at various times, but we kept holding out for more [money], which we got."

What They Got: Originally constructed for a professional athlete about a decade ago, this 4,167-square-foot residence contains five bedrooms, five bathrooms, a main-floor office and multiple entertaining areas with exits to the private 50-by-202-foot grounds.

Appointments are fashionable and functional, from a butler's pantry between the formal dining room and eat-in kitchen to fireplaces in the master suite, living and family rooms and lower-level recreation room.

The 2,295-square-foot basement also offers two guest suites, a wine cellar and fitness and media rooms.

The Agent's Take: "It's a stunning Georgian, red-brick, traditional centre-hall plan," Ms. Comparelli said. "The square footage of the lot was one of the biggest on the street and it had a detached garage, which allowed for more square footage and living space inside the home."
