The Action: Mid-April, a house hunter attempted to buy this semi-detached, three-storey Victorian before the open house, but their pre-emptive offer was quickly challenged and defeated by several other bidders.

What They Got: Plaster crown mouldings, ceiling medallions and stained glass windows in the fireside living room and formal dining area are original to this grand three-storey estate on a 22-by-132-foot lot.

Over the past two decades, nearly every other part of this 2,410-square-foot space was replaced, from the roof and mechanics to a kitchen with new stainless steel appliances, pantry and access to the 925-square-foot basement and fenced-in patio and English garden.

The third floor was opened up as a loft-style bedroom and the second level reconfigured with a central dressing and laundry room with entry to the larger of two bathrooms and hall to two more bedrooms.

The Agent's Take: "Dufferin Grove has pretty big houses, so it's not unusual for the area … but for Victorians in the City of Toronto, it is very big," agent Julie Kinnear says.

"Victorian properties are in high demand because of the architecture – the look, the feel, the ceiling heights – and it still had lots of original character preserved."

However, all the changes conformed to the needs of today's buyers. "It had a massive reno done quite a few years ago and they modernized the infrastructure," Ms. Kinnear adds.

"It also has a really big front porch and the yard was quite quaint and long … landscaped for different areas to sit in."
