The Vanguard, set to be built in Markham, Ont., is a rare condo project in that some units will come with three or four bedrooms.

In conventional condominium projects, the biggest units are often two-bedroom plans with dens, but Devron Developments will dedicate about 20 per cent of its latest development to larger suites with the capacity to hold three or even four sleeping quarters.

“Three- or four-bedroom condos are very uncommon in the city, but it’s not uncommon in most major cities in the world,” chief operations officer Pouyan Safapour says.

“There are families who require three or four bedrooms and there’s no reason why they shouldn’t have the choice of living in a condo … so we wanted to be able to provide that range of options.”

Prices for the 200 suites – ranging from the low $300,000s to $2.4-million – has also increased interest in this 25-storey project slated for the corner of Yonge Street and Grandview Avenue.

“This is a very mature Thornhill neighbourhood and the people who live in the area are moving down from their homes that are three or four-bedroom houses,” explains Mr. Safapour, who is also local resident. “A tear down home in that area now is about $1.4-milion.”

When the official launch begins this fall, buyers can also choose from one and two-bedroom plans with dens.

Locals accustomed to ample outdoor space and community resources – such as parks, schools and shops – will find unique and family-friendly attractions throughout the limestone and pre-cast stone building.

“It’s a slightly different project than people are used to seeing – the main thing being it’s geared to end users,” Mr. Safapour notes. “Usually the average is about 640 or 650 [square feet], and our average sizes are in the upper 800s and we predominately have in the building two-bedroom and two-bedroom plus dens.”

Locals accustomed to ample outdoor space and community resources – such as parks, schools and shops – will find unique and family-friendly attractions throughout the limestone and pre-cast stone building.

For instance, there will be a supermarket within the 12,000-square-foot retail space facing Yonge Street, a private community garden, an outdoor culinary centre and dining area, plus a theatre, library and party room with a kitchen fashioned by II by IV Design.

“We decided to create a park behind the building as well as a large terrace, and some of the other amenities supplement what we’d like to have, like a room for kids to play in,” says Mr. Safapour. “Everything is meant to satisfy and be no form of compromise to a house and how people view and expect a home to be.”

Exercise bikes in the fitness centre will also generate energy fed back into the main power grid as one of many eco-friendly means to reduce monthly fees, which will be 51 cents per square feet.

“A LEED Gold building operates much more efficiently on energy consumption, so …[buyers] might not understand or appreciate it, but five years down the line they will see how sustainable their costs and maintenance in the building is,” Mr. Safapour states.

“Even when they’re working out, they’re doing something that is morally positive.”

Other green luxuries will entail a centralized water filtration system, rainwater car wash and nearly a dozen electric car chargers, including four for Tesla models. Costs for parking is yet to be determined.
