LISTING AGENT Ira Jelinek, Harvey Kalles Real Estate Ltd.
The Action: Early this summer, this two-bedroom, two-bathroom suite banked a healthy number of showings and a well-attended open house, but a deal didn't come together until a few days after the scheduled offer date. Listing agent Ira Jelinek said uncertainty in the market had created a wide divergence in the sales patterns of comparable condominiums.
"Some people took 30 days to sell similar listings, some people sold in a week. Ours was in-between, so all in all we're pleased," Mr. Jelinek said.
What They Got: This 1,208-square-foot unit is more than a decade old, but still has a contemporary, urban vibe with exposed concrete ceilings, exposed duct work, wall-to-wall windows and hardwood floors.
Bedrooms sit on opposite sides of a principal room with sliding doors to a balcony with gas hookup, as well as granite kitchen counters and stainless-steel appliances in one corner.
A laundry room, locker and parking are additional assets. Monthly fees of $814 cover water and heating.
The Agent's Take: "It's one of the old-school buildings, so it's large," Mr. Jelinek said. "It had a good layout and a cool loft feel."
The building itself has an understated reputation.
"There are only 30-some-odd units, so it's a boutique building … on a small street, like 200 metres long. Not too many people know about it or walk through it, so it made it pretty cool, too, rather than being on Queen, King or Adelaide," Mr. Jelinek said.
