The Action: With a seasonal slowdown late last year, Hamilton house hunters had their choice of real estate near Mohawk College and St. Joseph's Healthcare Hamilton. So agent Michael St. Jean was taken aback by the energetic competition for this two-bedroom bungalow. Three bidders came forward with offers.

"Given the market conditions at the time – after some of the changes we saw in the second half of the year – it was definitely not a normal situation to have competition [among buyers]," Mr. St. Jean said.

"There were a lot of first-time buyers, even some … families and couples looking to move up from a townhouse or condo into more of a family-type home."

What They Got: Over the past year this 889-square-foot residence was rebuilt inside and out, from updated roofing and wiring to a remodelled eat-in kitchen and two bathrooms. New windows were also added in the basement, where there is a recreation room and guest bedroom.

Outside, a double driveway fills out the 35- by 94-foot lot.

The Agent's Take: "It's a great neighbourhood close to the mountain brow and it's got great homes … that are definitely older, but they have a unique character you can't find in your average new subdivision," Mr. St. Jean said.

"On top of that, the owners basically gutted the entire house and rebuilt everything, so it's practically a brand-new home."
