LISTING AGENT Michael O'Brien, Bosley Real Estate Ltd.

The Action: It can often take two to three weeks to market properties in the residential pocket just north of Ryerson University, but this three-storey townhouse banked an offer at the agents' open house before many others could arrange private tours.

What They Got: Within a row of five brick townhouses built in the late 1970s, this 1,512-square-foot house sits on a 14-by-80-foot lot with a street-level entrance into the living room, a rear patio off a kitchen and dining area and a garage with interior access to the 275-square-foot basement.

There are two bedrooms on the second floor, which has three steps to a sitting room with a gas fireplace, vaulted double-height ceilings and flight of stairs to a third-floor loft with skylights and five-piece ensuite, which is the largest of four bathrooms.

The Agent's Take: "That house is literally 500 steps to Yonge Street and the subway, so the location is terrific from that standpoint," agent Michael O'Brien says. "And for downtown, to get a house with a private drive and garage is a big deal because so many houses don't have parking."

This property is also holds great potential for buyers with creative vision. "It was so dated, it's almost cool again, like there is a second-floor library with 16-foot ceilings, which they would never do today," Mr. O'Brien says.

"The main floor is on two levels, which in the 70s and 80s they thought was interesting, but they wouldn't do that today either."
