The Action: There were a number of bidding wars for North York properties this fall; this one might be described as a skirmish, with two bidders going head to head over a four-bedroom bungalow and the winner paying $2,000 more than the list price.

What They Got: This roughly 50-year-old brick bungalow was built on an elevated 48-by-111-foot corner lot, creating a basement at grade with a fireside family room and a panelled office with a walkout.

In the past five years, the property received a new built-in driveway to the garage and updated windows, roof, heating and cooling, as well as a remodelled main bathroom and eat-in kitchen with marble finishes and mosaic backsplashes, respectively.

For easy entertaining, there is a fireside living room, a dining area and two more bathrooms, including a master ensuite.

The Agent's Take: "This is on a corner of a crescent, so the house is located right where it bends … which is better than a real cross-section corner, which is busier with stop signs and stop and go traffic," agent Bill Thom says.

"You can walk to the corner of Finch and Bayview and take the bus, which is a short five-minute ride to the Yonge subway … or down to the Bayview subway [station]."

The home's form was also functional and flexible. "The house itself is well appointed, not fancily finished in quality or materials, but definitely updated," Mr. Thom notes. "[Plus, the basement] has an in-law suite or income potential."
