LISTING AGENTS Julie Kinnear and Holly Chandler, Royal LePage Real Estate Services Ltd.

The Action: A busy open house and bookings for about 40 private showings were early indications that this two-bedroom corner suite would sell quickly in the East Lofts residence just a few blocks east of the St. Lawrence Market. A bully bid submitted prior to the offer date was thwarted by another offering $38,100 more than the list price.

What They Got: On the fourth floor of a relatively new building designed by architect Peter Clewes, this 900 square-foot suite features two balconies and two bedrooms separated by a central living and dining area and an open, galley kitchen.

Stainless steel appliances, Caesarstone quartz counters and hardwood floors give the interior a luxurious feel, while exposed ductwork, concrete walls and ceilings and sandblasted glass bedroom doors provided a loft-like look.

The unit comes with two full bathrooms, including a master ensuite off the dressing area, stacked laundry facilities, an extra-large locker and underground parking.

Each month, $417 covers an assortment of costs, from heating and water to upkeep of a party room. Local attractions include restaurants, theatres and galleries on Front Street and in the Distillery District.

The Agent's Take: "It had a great layout with a split bedroom plan," says agent Holly Chandler. "It was a really stylish, updated suite and it had a double locker made into one."

The suite was also a popular hot spot in several ways. "Being able to have the doors open to the two balconies, you get this amazing cross breeze in the summer," Ms. Chandler adds. "It's accessible to everything and there is a cool neighbourhood vibe around that area."
