The Action: Between public open houses and private appointments, about 30 parties visited this updated brick townhouse. Only two units were listed earlier this year, so this unit fielded two strong offers.

Monthly fees of $742 covers the cost of water and recent replacement of the roof and windows.

The Agent’s Take: “There are not many townhouse options in the area, but the Avenue Road/Lawrence [Avenue] area is certainly in demand,” says agent Honey Moore. “The complex was built by Cadillac Fairview some 35 years ago and remains an attractive enclave, called Bedford Glen.”

The fresh appearance of this townhouse had buyers especially happy. “Units rarely come available and this particular one was in very good condition,” Ms. Moore adds. “There was a unit sold at about the same time as ours, but it was not in as good condition and a different plan and sold for considerably less – $635,000.”
